We understand the importance of locating utilities during construction to avoid delays and complications. With the help of GPR technology, we can assist you in this process effectively.

**Mortgage Surveys:** Also known as Title Surveys, these are frequently requested by title companies, banks, and mortgage lenders. They are conducted to verify that no adjacent property owner has trespassed onto the property and to ensure compliance with local zoning laws and building codes. Additionally, mortgage surveys provide information about easements and other relevant details. They are more comprehensive and offer a complete overview of a property's features.
**ALTA/NSPS Surveys:** These surveys are typically used in commercial real estate to illustrate existing improvements on a site relative to its boundaries as defined in the deed. They indicate easements, rights-of-way, zoning classifications, waterfronts, and other critical details. Given their detailed nature, ALTA/NSPS surveys can be quite costly and may take anywhere from two weeks to several months to complete based on the Title of Comitment provided by the Title company requesting the ALTA Survey.
**Boundary Surveys:** These also involve fieldwork and record research to identify and confirm the corners and boundary lines of a parcel of land, including easement lines and any encroachments, in accordance with state law. They are usually required for single construction permits, such as additions or fences.
Topographic surveys: A topographic survey is a detailed map-based measurement and representation of a property's land features. It includes natural elements such as hills and bodies of water, as well as man-made features like buildings, roads, and utilities. The survey illustrates the height and changes in elevation of the land through contour lines, providing essential elevation data for projects in civil engineering, architecture, land development, and environmental management.
Topographic surveys are crucial when adding a new structure to developed land. They help visualize and plan the project in three dimensions. The survey indicates where the property needs to be leveled and how it will appear once the new building is completed.
